MGIC continually monitors and evaluates major markets' unemployment rates, new job formation, levels of housing supply and demand, and other relevant risk factors affecting their economies.
- Special Market Underwriting Guidelines are created in response to market conditions and may expand or limit national guidelines. For properties located in such markets, SMUGs supersede standard guidelines.
- MGIC's Ineligible Projects List identifies attached housing projects not currently eligible for mortgage insurance through MGIC. This list is published twice a year, but is subject to change on an ongoing basis.
- Soft & Weak Markets designation is placed on certain geographic locations, based on unemployment rates, new job formations, housing supply and demand and other relevant risk factors.
